This must be a nightmare giving you sleepless nights. First get yourself a Bank Locker in India, which for a NRI/PIO/OCI is not too difficult to get. Put all your other Property Documents inside the Locker.

Now, stop worrying, and get to work as you can get a copy of the document/deed as recorded with the Government and the Land Revenue.
However you will require following some legal steps to ensure that the sanctity and the title of your property does not get effected.

You will require doing the following:

·Lodge a FIR in the nearest Police Station, for loss of the Deed.
·Issue a Notice in the News paper giving the details of the lost Deed.
·Apply to the Registrar/Land Revenue Office, for a duplicate copy of the original deed.
·Pay Fees and requisite expenses for the same.

The Land Revenue department charges a Fee for a certified copy.

There is a waiting period before legal documents or their copies are given. This is primarily to ensure greater security to both the government agency and the owner when it comes to important documents like these.

It is absolutely essential to keep all the papers: the police complaint, the newspaper notice and the copy of the deal together.
